One of the most common questions prospective homeowners ask is what a new home warranty actually covers. Warranty programs can vary by builder, so understanding the details upfront is an important part of the homebuying process. Below is an overview of what is included with a new home warranty from HHHunt Homes.
When does the new home warranty begin?
Every new home built by HHHunt Homes includes a Builder’s Limited Warranty administered through Professional Warranty Service Corporation (PWSC). Once a home goes under contract, homeowners receive a copy of the PWSC warranty manual outlining coverage and responsibilities. The warranty officially begins at closing and is effective immediately.
What does the warranty cover?
Warranty coverage is structured in three phases, each designed to protect homeowners at different stages of ownership.
- First year: During the first year, coverage includes many interior and exterior components of the home. Systems and elements such as heating, air conditioning, and roofing are outlined in detail within the PWSC manual. A full list of covered items is provided at closing.
- Second year: In the second year, coverage narrows to essential mechanical systems, including heating, air conditioning, plumbing, and electrical components located behind walls and ceilings. Specific terms and limitations are detailed in the PWSC manual.
- Ten-year structural coverage
From the date of closing, the home is covered for up to 10 years against defined structural element failures, as outlined by PWSC. This long-term coverage helps protect homeowners against qualifying structural issues.
Warranty service appointments
HHHunt Homes stands behind the quality of its construction and is committed to supporting homeowners after closing. During the first year of ownership, homeowners are offered two warranty service appointments—one approximately 60 days after closing and another around the 11-month mark.
All warranty service requests are reviewed by an HHHunt Customer Service Representative to determine whether the issue falls within warranty coverage. Covered repairs are addressed accordingly, while items not included in the warranty are discussed directly with the homeowner.
