A condo lifestyle\nincludes the luxury of not worrying about maintaining the exterior of your\ncondominium because that is managed by the owner\u2019s association. In other words,\nthe condo lifestyle is all about low-maintenance living. Let\u2019s explore what\nthis means by answering commonly asked questions about condos. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is the definition of a condo? <\/h2>\n\n\n\n<p>Good question. When we say the word \u201ccondo\u201d or\n\u201ccondominium,\u201d most people think of tall buildings spotted with balconies in an\nurban area. It is true that some condominium complexes are like that, but not\nall. The official definition of a <a href=\"https:\/\/www.merriam-webster.com\/dictionary\/condominium\">condominium<\/a>\nis \u201cindividual ownership of a unit in a multi-unit structure.\u201d This means that\ncondominiums are multiple units owned by different parties with common ownership\nof land. There are no other requirements!&nbsp;\n<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Does that mean there are different types of condos?<\/h2>\n\n\n\n<p>Yes! Condominiums come in all different shapes and sizes.\nFor example, condos can look like single-family homes with their own driveways\nbut are attached to other units. You can find this type of layout at our <a href=\"https:\/\/www.hhhunthomes.com\/property-search-results\/richmond-va\/greenwich-walk\/\">Greenwich\nWalk at Foxcreek<\/a> community. They can also be in two- or three-story\nbuildings like our new <a href=\"https:\/\/www.hhhunthomes.com\/property-search-results\/williamsburg-va\/quarterpath-at-williamsburg-condos\">Quarterpath\nat Williamsburg Condos<\/a>. As long as there are multiple units with common\nownership of land, they qualify as condos. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who manages a condo? <\/h2>\n\n\n\n<p>When condominiums are stand-alone buildings, owners of individual\ncondo units establish what is known as a <a href=\"https:\/\/www.dpor.virginia.gov\/Boards\/CIC-Board\/\">Common Interest\nCommunity Board<\/a> or a Condo Board. Members of the Board are elected by a\nvote from condo owners and serve without compensation. They are responsible for\nthe management and operations of the condo\u2019s business affairs including\nmaintenance of common spaces. <\/p>\n\n\n\n<p>However, if the condo is located within a master-planned\ncommunity, the homeowner\u2019s association is usually responsible for the\nmanagement and operations of common spaces. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What defines a common space? <\/h2>\n\n\n\n<p>Common spaces in a condo include the roof, exterior siding\nand landscaping around the condo. Given that this is a common ownership\nstructure, these common spaces are maintained in a uniform way that is\nconsistent with the Board or homeowner\u2019s association\u2019s bylaws. That means that\nyou won\u2019t ever have to worry about personally replacing your roof, painting\nyour home, or mowing the lawn ever again. The cost for this work is paid for\nthrough an assessment. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is a condo assessment? <\/h2>\n\n\n\n<p>Excellent question. Condo assessments vary by community, but\nthey are typically billed monthly. These fees cover the many services the Board\nor homeowner\u2019s association must undertake to manage and maintain the\ncondominium complex.
